It is important to understand who is responsible for the commissions due to your agent/representative when you buy a home. A great deal of work is going to go into your home buying process to insure its’ successful outcome and your agent, upon completing that service, will most likely be paid at your home’s settlement.

Our policy is very easy to understand… You will pay us NOTHING. While we will perform all the duties required to help you find and buy the home you have always wanted, you will not actually be responsible for paying any of our fees/commissions. They will all be paid by the seller of the home you purchase.

Every home listed on the REALTOR’s MLS system has a predetermined commission split being offered to the buyer’s representative. These rates do vary, and we accept only what is being offered by the seller of the home you purchase. To make an analogy, it’s almost like the doctor accepting whatever payment your medical coverage is willing to pay for the services rendered.

NOTE: Be very careful. Not all real estate companies share this practice. For instance some buyer agency contracts require that the buyer agent be compensated 3% of the homes purchase price regardless of what the seller is offering as buyer agent compensation. In other words, if you were to purchase a home under these circumstances where the seller was only offering a 2% buyer agent commission, you would be required to make up that 1% difference yourself.
