Like most other goods and services that you see marketed on a daily basis, real estate too needs that same exposure. Realtor MLS       
The REALTOR's MLS or multiple listing service provides a number of critical functions for both you as a seller and us as a real estate company. While we will employ a number of other marketing tools, the MLS is by far the most powerful tool for giving your home exposure to qualified buyers.
The MLS is an internet based system that is used by all real estate companies and agents who wish to join. I would honestly say, that if you're an agent or a company and you don't subscribe to the MLS, your really not seriously in the business of selling houses.
Our local MLS system is called TReND and it services Delaware, Pennsylvania, and New Jersey. It is my understanding that it is one of the largest MLS systems in the country. At any given time, there may be 10,000 or so properties for sale on this system.
HOW THE MLS WORKS FOR YOU

When you "list" your house with a real estate company, make sure that they "multi-list" it on TReND. The reason is simple. Within minutes your property (pictures, features, and a full page of data) is exposed to thousands of agents and prospective buyers all automatically, here's how

The MLS is designed to enable agents to place all of their prospective buyers into the system each with their specific "search criteria". When a house is listed and inputted into TReND, the system automatically sorts and matches the property to all the buyers who have similar search requirements (area, price range, style, bedrooms, baths, etc.). The agents working with those all buyers who match a property are then automatically notified that they have a "prospect match" and are then able to email or fax the new listing to their buyer. Once the buyer sees the new listing, they contact their agent to set up a showing.

This system is so powerful that we have literally listed houses in the morning, have had showings that day, and multiple offers to present to the seller that night. Now that is not the norm, but it does represent the power and quickness of the MLS and how it can work for you.
 
With more than 93% of today's home buyers starting their research online, it is critical that your property has thorough internet exposure. Not only is the exposure critical, but so too is the presentation. All of our listings are photographed with professional, high resolution equipment so your home shows brilliantly online.

REALTOR.COM is the nations most widely searched real estate website. Because of that fact, we have gone to the extra expense to make sure your listing is presented in their showcase, enabling the viewer to see all the pictures of your property and full descriptive information. Locally through our MLS system, TReND, we make sure that your listing also appears on all local real estate company search engines (Broker Reciprocity tm). Lastly we utilize ListHub.com to launch your property information to 30 + sites including; Google, Yahoo, AOL, Zillow, Homefinder and much more.

Print Media  
 
With the popularity of the internet and the relatively complete information available online, print media has taken a back seat as one of the premier marketing tools for real estate.
 
The traditional means of marketing as they apply to print media is almost a thing of the past. Advertising dollars spent in print media has dropped dramatically and continues on this downward trend. The truth is, it just is no longer effective for generating good qualified leads for real estate.
 
E-Mail

With the growth and popularity of the internet, there has come a new form of unobtrusive communication- email. With all the web sites that host our properties, buyers can simply "click" a responder icon and inquire about any property we have listed. Literally within seconds their inquiry is sent to our office servers and distributed to the appropriate agent's computer for a response to their inquiry.

We have found that prospective buyers enjoy this type of communication because they can keep the real estate agent at "arms length" during correspondence. In the past, before email was such a widely utilized form of communication, buyers were forced to actually call an agent for information, only to be put through a series of questions and sales tactics. Though the telephone is still widely used, many buyers will begin their correspondence electronically until they feel a comfort level. Once established, we can then usually proceed to more meaningful telephone conversations and ultimately showings.

The email platform also enables us to market your property to vast databases of buyers who have established contact with us via email and wish for us to keep them updated on new listings. Email also enables us to send attachments of various types including pictures, audio and video presentations.
 
Signs
The reason this type of marking is so powerful, is that the buyer has already seen the neighborhood and obviously likes the house from the outside (curb appeal). When a prospective buyer calls in on the sign, we are happy to set them up a showing on your home. We do however require them to answer some qualifying questions first, so as not to show your home to someone who can not purchase it. That is our policy to protect you.
 
Brochures
 
In the home, buyers and agents alike will find all the information they need about your property in order to answer most of their questions and to make an offer. We will supply all description sheets, highlight sheets, and disclosure forms for all those who preview your property.
